This small piece of land with amazing Boston Harbor views registered 20 deals over $2 million and $59,841,550 in sales volume in 2024. This remains consistent albeit slightly less than what it was able to produce in 2023 - 26 sales and $68,844,800 in sales volume.
Union Wharf Dominates with Top Sales and Record Prices
The top sale this year was in Union Wharf Residences where TH12 traded off-market for $5,500,000 and grabbed the top price per square foot at the same time, achieving $2,399. Interestingly, this is a similar, but elevated, narrative to last year, when TH18 in the same residence group, traded as the top sale in both categories achieving $4,950,000 and $2,165/ SF. Unsurprisingly these are coveted townhome properties in the city and there aren’t many of them, just 23 three-level townhomes immediately on the water’s edge. Each townhome offers 2,400+ square feet with a deck that overlooks the Boston Waterfront.
While this neighborhood may not be a leader in market volume, it does have the ability to reach the $2,000/sq. ft. plateau that has become the entry point for true luxury in the city. This year two properties traded over that benchmark, and both traded off-market:12 Union Wharf, #TH12 ($2,399.65/sq. ft.) and 28 Atlantic Ave, #440 ($2,021.86/sq. ft.). This second property is in the Lewis Wharf building, a historic 1830s shipping warehouse turned into loft-style condominiums.
