Location
SoWa includes Washington Street, East Berkeley, Albany, and East Canton Streets. Harrison Street is the primary thoroughfare that features galleries, markets and restaurants aplenty. Residential addresses tend to be north of Harrison with the artist studios occupying the southern side of Harrison down toward Albany Street and the Southeast Expressway.

SoWa’s $2M+ market showed a meaningful rebound in 2025, with $19.16M in total sales volume across seven transactions, a sharp increase from 2024, when only two sales surpassed $2M, totaling $6.35M. While activity remains concentrated relative to other South End submarkets, the year-over-year increase points to renewed confidence in the area.
Laconia Lofts Remains the Market Leader
Top sales in 2025 were once again anchored by Laconia Lofts at 1200 Washington Street, where Unit 404 ($3.27M) and Unit 405 ($3.20M) represented the highest trades of the year. As one of SoWa’s most established luxury loft conversions, Laconia Lofts is known for its expansive floor plates, high ceilings, industrial character, and full-service amenities. Both units traded at approximately $100 above the neighborhood’s average price per square foot of $1,348, reinforcing the building’s position at the top of this sub-neighberhood.
Beyond Laconia, 1280 Washington Street remained a consistent contributor to the $2M+ segment, with Unit 401 closing at $2.45M, mirroring similar high-end activity seen in 2024.
SoWa remains a neighborhood to watch, bolstered by exciting lifestyle and residential additions that enhance its desirability for both locals and buyers. In 2025, the district welcomed Capri Italian Steakhouse at 500 Harrison Avenue, a high-profile new restaurant that has quickly become one of Boston’s most talked-about dining destinations.
New Construction Signals the Next Chapter for the Area
On the residential front, The Residences at 595 Albany represent some of the newest luxury housing in the neighborhood. In 2025, the building recorded a notable $2M+ sale, with Unit 402 trading for $2,295,000 and achieving the highest price per square foot in the neighborhood at $1,563, underscoring buyer appetite for new construction in SoWa. This newly completed collection of ten meticulously designed condominiums blends contemporary architecture with refined interiors, offering direct elevator access, private outdoor space, premium finishes, and a shared rooftop with skyline views. Looking into the near future, more residential development is happening quickly in this rather large sub-neighborhood. The much anticipated Flower Exchange project on Albany Street is a larger commercial development that will further energize the area in the years ahead. The spillover from continued development in the Ink Block area will also give a boost to SoWa lifestyle and pricing.
