Our Waterfront real estate data tracking area represents a stretch of buildings and property that starts at the end of Hanover Street in the North End and wraps its way around the Boston Harbor over to the Intercontinental Hotel and Residences by the Financial District. Perhaps less “neighborhoody” in character, the thin strip of waterfront property is where high end real estate consumers come for views! Looking out over the Boston Harbor toward Logan Airport, most of the buildings in this area are “full service ” in nature. With 29 sales over $2 million in 2019, this area has plenty of high quality property for consideration.

Older buildings like Lewis Wharf and Harbor Towers are complemented by newer products like Battery Wharf and the Intercontinental within the Waterfront. The polarizing redevelopment project at the Harbor Garage continues to be in flux but is likely to gain traction eventually to become a signature mixed-use and residential property within the Waterfront’s inventory.

The Waterfront accounts for 6.03% of the $2M+ sales in Boston proper. This small piece of land with amazing Boston Harbor views registered 8 sales over $3M and 1 sale over $4M in 2019. This neighborhood may not be a leader in market volume in our report but it does show off very high price per foot aptitude with a sale at $2,378.76/SF at Rowe’s Wharf in 2019. Listings in Rowe’s Wharf’s 98 unit condo association tend to be the most desirable of the Waterfront buildings although Battery Wharf maintains similarly desirable listings.

Naturally, the Waterfront is much more active in the warmer months than the winter. Tourists and locals alike flock to the waterfront attractions through the summer months making it an especially vibrant place to be.
