Seaport Buildings Ranked Best to Worst | By Jamie Gaines

Are you finding yourself overwhelmed with exploring luxury rental buildings in Seaport? Is your head spinning because they are all starting to become the same? 

 

If your answer is yes, I was there too! On my personal journey exploring the different Luxury Rental Buildings in Seaport to figure out where to live, I learned everything there is to know about each building. Although they can be quite similar, there are some small rarities along the way that you should know.

 

NEMA 

This building is ranked on the top of the list being the newest apartment building to date. This building has the best amenities focusing and curated to optimize your lifestyle with thoughtfully designed and programmed spaces. The NEMA has advanced technology to enhance daily life while having locally inspired design and interiors. This includes but is not limited to, a 310 degree view of Boston’s Downtown from their massive roof deck, work from home spaces, conference room, a terrace, dog play area and an impeccable fitness area overlooking the North of the city with a great view of the sunset. 

 

The location of the NEMA is slept upon. While being in the heart of the action it is set back on Congress Street causing the noise levels to be lower and directly across the street from the Suprette and future buildings that will connect the Congress to Summer street enhancing the location! NEMA is known for its vibrant diverse community from families to young professionals!

 

Amenities : 24 hour concierge services, fitness area with personal trainer, yoga studio, work from home spaces including a creators suite, small skyline pool (watering hole), Chef’s kitchen, game lounge with pool and a big screen TV, media center and more!

 

The Alyx

The Alyx is known for its full size swimming pool, so if you’re most interested in swimming laps or lounging for a suntan, then this building quickly takes your spot #1. What some people don’t know is that the swimming pool is fully shaded by 2:00pm due to the sun exposure so make sure you’re an early riser if that’s why you want to live here. Otherwise, the Alyx is a part of the Echelon complex with two condo towers and one rental tower. You have access to amazing amenities and special events happening within the innovation center on the lower level of tower 2. The Alyx tops the rental building list as the most expensive and is packed with a vibrant community of affluent individuals!

 

The Alyx is on top of the Superette which is the largest retail hub of the Seaport. You will be in the heart of it all here. The building was completed in 2020 and has new top of the line appliances and even some have private outdoor terraces! 

 

Amenities : 24 hour concierge services, grand pool, wellness lounge, innovation center, family play center and outdoor kitchen/cabanas. 

 

The Benjamin 

Known for some of the best panoramic views of downtown Boston facing west. This building attracts the slightly older demographic for Seaport. A mixture of modern luxuries and personalized services make this building exclusive. The building offers the highest level of refinements including concierge services, room service and door service. Opened in 2017 it can appear dated due to the new towers around it but still holds its original values and sophisticated luxuries.

 

Amenities : 24 hour concierge services, Vista sundeck, pool, gym, residence lounge, skyline club and wellness room.

 

Watermark

Built and opened in 2018 this residence is very popular because of the location on Seaport Blvd. This building has two towers, one that is modern and similar to others in the area and a loft style tower with unique rustic layouts bringing in the fort point vibe across Congress Street. While Watermark doesn’t have a swimming pool it does have other modern amenities including their sky deck that sets them apart! 

 

Amenities: Rooftop deck with outdoor kitchen, outdoor patio with grills, fitness center, residence lounge, and 24 hour concierge.

 

Via

The Via was opened in 2017 along with The Benjamin tower. These two towers were the cornerstones of the Seaport District. The Via is known for their smaller footprints that merge with upscale amenities to provide an “affordable” space for professionals to live in the vibrant Seaport. The Via has a great reputation for an affordable luxury building in Seaport. The Via opened its doors in 2016 making it the second luxury amenity building on Seaport BLVD. near the vibrance of the Seaport. While compared to the Nema or Alyx the Via feels dated. 

 

Amenities : Terrace, concierge, fitness center, kitchen, wellness center, gaming room and bike storage.

 

Pier 4

Pier 4 soaring 21 stories high was built in 2015. The northeast side of the building has impeccable water views from every window. If you are higher than the 5th floor you will clear the newly built world trade center that gives you panoramic views of the harbor with a beautiful sunrise to start your day. This pet friendly building is accommodating for all types of people. While their amenities do not compare to the nearly constructed buildings, the price point for apartments will make you think. Not to mention, you have the winter village and cisco brewery right at your fingertips. 

 

Amenities: 24 hour concierge, rooftop sun deck and pool, conference rooms, bike storage, fitness area, pet washing station and yoga studio. 

 

Ora

The Ora, a new building opened in 2021 known for their expansive sky deck with over 8,500 square feet of outdoor amenity space to match the sweeping views of downtown. The Ora is the perfect mixture of luxury and quiet. Set back on the “non commercial side” of Northern Ave, this transitional location doesn’t allow this building to show its full potential!. On summer nights you can open your window and hear the live music from the Leader Bank Pavilion. 

 

Amenities: Pool deck, outdoor lounge, outdoor fireplace and kitchens, game room, concierge, co-working space and a fitness center.

These buildings are the main ones, but to the east as you head down Seaport Blvd on the other side of the World Trade center you will find three more residence towers that are known to be quieter (further removed), and budget friendly, but not to be missed! They are Park Lane, Waterside and Gables Seaport. 

 

Ultimately, you can’t go wrong with living in Seaport. Every building has the staple amenities that you’re looking for: concierge services, fitness center, common outdoor space and bike storage but make sure to find the best fit for you!
