The Impact of Staging when Selling a Home | By Rachel Bakish

Staging furniture into a vacant or otherwise under furnished home has the ability to make or break its prospects for a sale. The impact when you walk into a beautifully and functionally designed space can make your home irresistible to the modern home buyer, thus yielding a lesser number of days on market and, possibly, achieving a higher dollar value for the sale.

 

Case Study: 33A Commercial Wharf 

33A Commercial Wharf was set up as an office space and presented for sale with virtually rendered photos in the summer of 2021. With limited interest, and no buyer bites, our team decided the best plan of action was to do a light renovation of the kitchen & bath and wait to get the unit properly staged before “going live” on MLS in a new season. Relisted in May of 2022 this unit attracted a cash buyer who was willing to close in 9 days at $2,150,000 ($50k over the 2021 asking price). 

The staging at 33A Commercial Wharf gave inspiration to potential buyers. In long, narrow rooms it is important to give each space a functional purpose. Additional seating areas were added in both the living area and primary bedroom, which highlighted just how big these rooms truly were.

 

Staging In Action: Victoria Penthouse

This six story Beacon Hill brownstone features three newly-constructed residential condominiums. The penthouse unit was recently staged. Staging helps to create the right aesthetic, highlighting the home’s unique features. Done well, price points for staged units can far outpace pricing for vacant, new construction units. Perhaps more importantly, they make a home seem livable and therefore create buyer interest in a much more expedited timeline. For example, in this property the outdoor staging brings a massive deck to life and the creation of an office nook in the primary suite draws attention to the stunning bay windows and ample storage included on that level.
