Custom Builds vs. Spec Builds? | Conversation with David Silverstein from Copperleaf Development | By Jonathan Russell

When considering buying a new construction home, understanding the complexities between a “Custom Build” and a “Spec Build” is key to finding the right fit for your lifestyle and timeline. We’ll breakdown some of the differences for you:

Custom Builds

A home designed and built to the buyer’s exact specifications—starting from the ground up. Although time consuming and costly, you have complete control to choose the layout, finishes, and every last detail.

Speculative (Spec) Builds

A home constructed by a developer without a specific buyer in mind, then sold for immediate or near-term occupancy. These homes are ready faster, but offer less customization.

Building in Wellesley

David Silverstein from Copperleaf Development has been one of the most prolific builders in Wellesley over the last 15 years and he understands both types of builds inside and out.
