In fact, even just saying the word “neighborhood” feels much more intuitive now than it did two or three years ago. The Seaport is nationally recognized as one of the most prolific growth zones in the country. If you blink, you will have missed a lot in the Seaport.

Today, Seaport Blvd is the center of gravity for this area. Packed with shops, restaurants and entertainment venues that give this area a unique culture not found anywhere else in the city.
One of the largest and newest additions is the Superette at the Echelon. And, coming just across the street, The St. Regis Residences is being built directly on the waterfront. Where their water views can never be obstructed by future growth.

Top Buildings in the Neighborhood

St. Regis

This ultra luxury condo development delivered its 117 units to the market in late 2022, a rocky time to bring luxury urban inventory to market. In 2024, the Marriott branded residence delivered 11 Sales to the market accumulating $84,930,505 in sales volume - including two sales over $20M! That volume accounted for 45% of the Seaport sales in total. The richest among them was the Grand Penthouse, which was reserved and purchased by the primary developer of the complex. The unit traded publicly for $23,512,500 - the second highest priced unit in the city in 2024. This residence spans the top floor of the tower and contains one very rare feature: a private, rooftop swimming pool.

Echelon

The largest condo project in the Seaport, to date, is Echelon. Featuring 448 condos spread across two towers (plus a third tower of apartments known as The Alyx), the scale of this development is massive. In 2024, Echelon recorded 6 condo sales over $2M, averaging $1,785 per square foot. These sales ranged from $2.15M to $2.995M—a remarkably tight range compared to other buildings in the area. Add that in contrast to how neighboring developments are able to achieve nearly $2,500 per square foot, Echelon’s value proposition becomes strikingly clear, offering luxury at a more accessible price point in the ever-evolving Seaport District. To be clear, the views are much more limited in this property than the other properties referenced and that is the driver behind more approachable pricing.

Pier 4

Pier 4 is the nine story development with 106 units that opened its doors in 2019. This building saw 8 transactions this year yielding $36,700,000 in sales volume. The top sale in the building sold for $8.5M which equates to $3,329 per square foot. While that might seem like a lot, it’s actually 19% less than the seller originally wanted when he came to market at $9,475,00. We are seeing gaps like this more and more across the market as buyer and seller expectations continue to shift.

Liberty Buildings

50 Liberty (2018) and its sister property at 22 Liberty, the first luxury property to open in the Seaport in 2016, account for 229 condo units between them. In 2024, 12 units sold across both addresses yielding $51,038,900 in sales volume. The average price per square foot across these units came in at $2,400/SF. Although not all units in these buildings are water-facing, the ones that are offer the most dynamic views of the harbor and the downtown skyline that keep prices at the top of the market despite these buildings being older vintage than some of the more recent developments.

One Harbor Shore Drive

In 2025, expect construction to continue on One Harbor Shore Drive which is a new condo development by Fallon, the original developer of 22 and 50 Liberty. This building should be ready for occupancy in later 2026. Reach out for info on this impressive waterfront property.
